The Building Safety Manager role

The Building Safety Act introduced the BSM as the person responsible for day-to-day building safety management in higher-risk buildings.

What the BSM does

Maintains the safety case, manages the golden thread, coordinates safety maintenance, manages resident engagement and reports to the accountable person.

Required competencies

Skills in fire safety, structural safety, building services, maintenance management and regulatory requirements. Must assess risk, manage contractors and maintain records.

Relationship with the accountable person

The accountable person retains legal responsibility. The BSM acts on their behalf. The relationship should be defined in a written appointment with clear authority and reporting.

Practical challenges

Incomplete building information, unclear accountability, insufficient resources and the need to coordinate multiple specialists.
